Every listing begins with a private walkthrough and a written brief — light, materials, sightlines, what the architect intended, what the years did to it. The marketing copy comes from the brief, not the floor plan.

No more than fifteen active listings at a time. Each one personally walked, photographed thoughtfully, and matched to a tight buyer list. The opposite of churn.
