How we evaluated

We tested each platform on the questions a real agent should ask before committing twelve months of marketing budget:

  • What does it actually cost over 12 months, including setup and add-ons?
  • Does the MLS feed render as native pages on your domain, or in an iframe?
  • How fast does a sample page load on mobile? (Google PageSpeed Insights, mobile setting)
  • Is the design genuinely distinctive or templated?
  • Can you cancel month-to-month or are you locked in?
  • What happens to your content if you leave?
  • Does the platform handle Canadian compliance (RECO, PIPEDA, CASL) out of the box?

  • Brand new Canadian agent (year 1) → Brokerage template for now, plan to move within 12 months. Charcom is the easy upgrade.
  • Established Canadian solo agent or small team → Charcom. Built for you specifically. $29.99/mo locked.
  • US agent with no Canadian clients → Real Geeks if you have $300/mo budget, Placester if not. Don't pay for Charcom features (Canadian compliance, TRREB) you won't use.
  • Luxury agent (top 1% of producers) → AgentImage if you want a one-off custom build and have $10K+ for setup. Charcom if you want $29.99/mo with the Salon or Manor theme.
  • Brokerage with 50+ agents → Real Estate Webmasters or Lofty Web. We don't have a white-label option (yet).
  • Anyone who wants the cheapest possible option → Brokerage template or Wix. You will outgrow either within two years, but they work for the first season.

Questions to ask any vendor before signing

  1. How are listings rendered on my domain? (Native pages or iframe?)
  2. Is the custom domain included or extra?
  3. What's the cancellation policy? (Month-to-month or annual?)
  4. What happens to my content if I cancel?
  5. Can I see a real customer's site (not just a marketing demo)?
  6. What's the Google PageSpeed score on a real customer's home page?
  7. Does the platform handle RECO/PIPEDA/CASL out of the box?
  8. Is there a setup fee? What does it cover?
