Charcom started, like a lot of startups, because the existing options did not work.
The trigger was straightforward. A friend, a Mississauga realtor, asked for help with his website. He was paying $200 a month to a company that gave him a templated site, an IDX widget, and zero SEO. After two years, the site brought in maybe one lead a quarter. He had been told this was normal.
It was not normal. It was bad infrastructure. We took a weekend, audited his setup, and found seven specific failures that any modern web stack would have avoided. The template was bloated. The IDX widget was an iframe that contributed nothing to SEO. The site loaded in 6 seconds on mobile. The schema markup was missing. Half the pages were thin marketing copy with no substantive content. The lead form had eight fields, and the auto reply was a single line.
Charcom is the thing we wished he had instead.
The four problems most realtor builders have
If you have shopped for a realtor website lately, you have probably encountered these.
They are built for brokerages, not for solo agents. The big platforms in this space are designed to sell into brokerages with 50 to 500 agents. The product is optimized for "fits all our agents", which means generic. The result is that every agent on a given platform ends up with a near identical site.
They monetize the integrations they should bundle. A modern site should include MLS feed access, custom domain, SSL, and SEO basics by default. Most realtor builders charge $50 to $300 extra for each. The total cost of ownership ends up being $4000 to $10000 a year.
They render listings via iframe widgets. Already covered this in a dedicated post. The short version: iframes give you no SEO value, your listings live on someone else's domain.
They ship slow. A 4 second mobile load is normal for realtor websites. We measure this every quarter and the average has barely moved in five years. The platforms are not prioritizing performance because their customers (brokerages) do not prioritize it.
What we built differently
Five things, deliberately.
One subscription, one price, locked. $29.99 a month for founders. No add ons. No surprise fees. The MLS feed is included. The custom domain is included. SSL is included. The weekly blog is included. The price you sign up at is the price you keep, for life.
Edge hosted globally. Every Charcom site runs on Cloudflare's edge network, which puts your site within 100 milliseconds of any visitor in Canada or the US. The result is mobile loads under 2 seconds even on slow connections, and 95th percentile speed scores above 95.
Native listing pages. When you connect your MLS feed, listings get ingested into your site's database and rendered as native pages on your domain. Each listing has its own URL, its own schema markup, its own SEO opportunity. No iframes.
Eight editorial themes, deliberately distinct. Most realtor builders ship one or two themes with cosmetic options. We ship eight themes that look genuinely different from each other: Manor (editorial luxury), Modern Minimal (SaaS clean), Atrium (gallery), Urban Edge (brutalist condo), etc. The visual variety is intentional. Your site should not look like the other 50 sites on the same platform.
SEO and compliance are foundational, not optional. Schema.org structured data, mobile first markup, RECO compliant footer, PIPEDA consent on lead forms, accessibility baseline, sitemaps, OpenGraph. All standard. No extra plugin to install.
What we are not
We are not the cheapest. There are free realtor website services and they will give you a site for $0 a month. Those sites are generally bad, and the math works out badly over time when you account for the leads not captured.
We are not the most customizable. If you want to build a one of a kind website with a custom developer, we cannot replicate that. We are an opinionated product with eight strong defaults and meaningful but limited customization.
We are not for brokerages. Charcom is for solo agents and small teams who want their own brand, their own domain, their own SEO authority. We have no white label brokerage product and we have no plans to build one.
The founder rate
Charcom is in its founder phase right now. The first 500 paying agents get $29.99 a month locked for life. After that, monthly pricing steps up to $59.99 for new signups, but founders keep the rate forever.
This is not a marketing trick. It is how we are getting the early product to people who will actually use it and give us feedback. Founders compound our improvement. Their feedback drives the roadmap. Their successes inform our future positioning.
If you have been frustrated with your current realtor website, we built this because we were too. The setup takes five minutes. The site goes live the same day. The first month is risk free.
